Planning & Zoning
Newbold Neighbors is dedicated to serving as our neighborhood’s voice about issues surrounding planning, zoning, land use, and future development to the City of Philadelphia and local elected officials.
If you are planning to build a new structure or make modifications that require a zoning approval or use variance please contact committee chair Hannah Angert at (215) 869-9571 or email the planning committee at planning@newboldneighbors.org to schedule a meeting. If you have an attorney or architect working with you, please have them plan to attend this meeting as well.
What to Expect
Several days before your meeting, the Planning and Zoning Committee will distribute flyers to homes and businesses in a three block radius of the subject property. The flyer will feature a meeting agenda and brief description of the project/s and other agenda items. Meetings are open to all community members, and those residing in Newbold are invited to vote.
Please be prepared to present the following materials:
- A detailed project description including square footages, materials to be used, and interior and exterior finishes. Include information on the proposed use. As applicable, include information about projected rental income or selling price per unit.
- Photos of the existing building or lot.
- Architectural drawings (if you have them) showing floor- or lot- plans and front and side elevations.
- Color renderings or simulations of the proposed building (if available).
After you have presented your materials there will be time for discussion and/or questions. The committee may make recommendations that we feel will improve upon the proposed plan for the benefit of the neighborhood at large. At the end of the meeting, there will be a vote. Within two business days, the committee chair will:
- Contact you regarding the outcome of the vote
- Issue a position letter to the Zoning Board of Adjustment and Councilperson
- Provide you with a copy of the position letter for your records
